  1. Deciding to Sell

When deciding to sell, clarify your motivations and establish a time frame. Understanding why you want to sell helps in aligning your financial, lifestyle, and real estate goals. Determine when to sell based on market conditions and urgency and use that information to collaborate with a real estate agent to get a comprehensive market analysis. Assess your current financial situation and future possibilities to optimize proceeds and plan for tax savings and estate planning.

  2. Select an Agent & Price

Choose a professional real estate agent to maximize your opportunities in the market—from marketing strategies, complex paperwork & personally getting your property in front of the right buyers. When choosing an agent, consider the agent’s education, experience, expertise, availability, and rapport. Selecting the right agent and collaborating with them on the value and price point of your home will help you avoid the common pitfall of overestimating and remaining on the market far longer than you anticipate.

  3. Prepare to Sell

Your agent will consult with you on how to best enter the market and get the most value from your home. They will advise on how to enhance your property’s curb appeal, make the necessary repairs in order to sell, and how to get your home interior show-ready. Your agent is a local guide, and will have the resource list and connections to make getting your home ready for sale as seamless as it can be.

  4. Showing Your Home, Evaluation & Accepting an Offer

Your agent will know the ins & outs of your property, providing the information needed to help potential buyers make informed decisions. Once offers start to come in, your agent will evaluate based on more than just price, considering terms and conditions that meet the goals of the Seller and maximize the value of the deal. Ethical negotiation aims for a win-win agreement, and your agent will keep thorough written records of all agreements and adhere to schedules to ensure a smooth process to closing.

  5. Escrow, Inspections & Appraisals

This is where you will heavily rely on your agent to get you to the finish line. They will manage all aspects of appraisals, inspections & resolving contingencies with the Buyer agent. They will help manage all timelines, schedules, manage all documents, and coordinate all details needed for closing.

  6. Closing

Before closing day, your agent will coordinate conducting a final walk-through inspection to ensure the property’s condition for Buyers. At this time, your agent will advise you to cancel home services and utilities, and prepare for last minute transition items. All the way to the closing table and transfer of ownership, your agent will manage every step of the way.
